A 'Home Information Pack' (HIP) is now required for most homes put on the market with vacant possession on or after the 14th December 2007. There are few exceptions. Anyone marketing a property for sale in England or Wales is responsible for ensuring a HIP is in place and made available to prospective buyers.
“As soon as a building is in the process of being offered for sale, it is the responsibility of the seller to make available an EPC to prospective buyers”
“As soon as a building is in the process of being offered to let, it is the responsibility of the prospective landlord to make available an EPC to prospective tenants”
A property can only be put on the market when all the required HIP documents have been commissioned and paid for and a pack is available containing the following documents as a minimum.
